The renovation

Supporting people, connecting systems.
In an apartment building, change becomes part of everyday life. This project in Aosta shows how Donatello supported shared decisions, discussions with technical professionals and the integration of energy services.
Caring for a shared home
Renovating an occupied building means balancing comfort, different needs, construction schedules and responsibilities. The project covered insulation, roofing, systems and accessibility: decisions to explain to residents and follow through practical difficulties.
Donatello’s role
As the building’s property manager, Donatello coordinated discussions with co-owners, the contractor and professionals, gathered documents and requested checks. Design, works supervision and construction remain the responsibilities of the appointed specialists.
Integrating shared services
Donatello brought shared services onto the meter connected to the PV system, allowing the transferred loads to use electricity generated on site.
Ongoing verification
Bills, heat cost allocator readings and PV monitoring are considered together, distinguishing grid purchases, generation and the allocation units recorded for individual homes.
A traceable sequence
2022–2023 · Main works
The property manager’s November 2024 report places most of the main works between December 2022 and December 2023.
January 2024 · Gas supply closed
The final bill records the end of supply on 31 January 2024, a documented step in the electrification process.
December 2024 · One billed electricity supply point
November 2024 is the last available bill with two meters; from December, one appears. This confirms a change in billing scope, but does not by itself establish the date of the physical connection.
January 2025 · Documents and checks
Donatello requests before-and-after energy certificates, compliance documents, commissioning records and a joint site inspection before closure. The request documents his oversight; it does not establish that every document was delivered.
Understanding results and distinguishing indicators
Heat cost allocators record heating allocation units in homes, not kWh. Electricity bills measure grid imports, excluding self-consumed solar generation. Centralised hot water and the consolidation of meters also change the scope of comparison.
Recent electricity imports have increased compared with the preceding period. Interpretation requires checks on weather, use, solar generation and storage availability. Savings assessment is ongoing: this case study does not assign the project a percentage reduction in costs or emissions.
Support continues after the works
The value of this work lies in connecting decisions, people and systems, and continuing to ask questions when the data changes. Donatello brings this experience to NOAH’s building consultancy, giving shared decisions an understandable and verifiable foundation.
